Location: 5 miles west of Ryan, Oklahoma. From the intersection of Highway 32 and 81 take County Road E2070 5 miles west to where road turns to the north. Continue north 1/4 mile to gate on the west. For second entry point and cabin access continue from gate north 3/4 of a mile to County Road E2060 turn west on County Road E2060 for 1 1/4 mile to cabin on south side of county road or continue west 1/4 mile to metal gate.

Cabin: 948 square feet cabin furnished with bunks and kitchen, Remodeled in 2009 for weekends and hunting seasons cabin has electricity and water with propane and electric heat. A 10' x 16' metal building is ideal for storage, freezers and game processing. 

Domestic Water: Small ponds and some springs for livestock water. Two water wells on the property.

Electric Service: Electricity is located at the cabin and has been placed down in the river bottom to elevated deer stands for hunting.

Minerals: Selling all surface, air, sand and gravel, hunting and fishing, and hard rock mineral rights. No oil and gas minerals will be transferred in this sale.

Hunting: This ranch provides excellent opportunities for Whitetail deer, turkey, wild hog and Bobwhite Quail.

Fishing: The Red River has year-round fishing with a springtime bonanza for catfish and striped bass. Access to this type of sport fishing is very limited as the Red River is mostly bound by private property.

Land Description: 1.5 miles of Red Rivers shoreline. The river bottom is flat with good stands of Native, Bermuda and Johnson grass. The bottom has not been grazed in several years making for tall stands of grass and wildlife habitat. The eastern edge of the river bottom has hardwood trees giving additional cover for deer and turkey. Bobwhite Quail are making a comeback on this property due to the good stands of Native grass and no weed spraying in the last ten years. The grass is very tall due to no grazing. The cabin sits on the east side of the ranch with county road access.

Sand and Gravel potential: Sand and gravel rights will sell. Sand pits have operated for a number of years on both sides of this property. The amount of revenue from sand and gravel sales is unknown but much success has been seen to the north and south of this property.
